Tracy continues to draw renters who work in the Bay Area but want more space for their money, and that commuter demand keeps Tracy rents among the highest in San Joaquin County. Here is where the market stands as of September 2026.
What Tracy homes are renting for
Most Tracy 2-bedroom rentals are leasing for about $2,150 to $2,250 a month. Three-bedroom homes are running about $2,650 to $2,800, and 4-bedroom homes about $3,100 to $3,200. Zumper shows the citywide median down about 5% from last year, while larger homes (4 or more bedrooms) are up about 6%. In other words, family-size homes are holding value best.
Where the differences are
Newer master-planned communities like Tracy Hills and Ellis, and gated Redbridge, tend to rent at the top of the range. Established neighborhoods such as Glenbriar Estates, Sterling Park, and the homes around Downtown Tracy offer more space for the money and attract a broad pool of renters.
What this means for owners
Commuter renters make decisions quickly and compare listings closely. Accurate pricing, strong photos, and fast responses matter more in Tracy than in most Central Valley markets. Highlighting commute access to I-205, I-580, and the ACE train in your listing also helps.
A reminder on local rules
Tracy does not have its own rent control ordinance, but many rentals fall under California's Tenant Protection Act (AB 1482). The City of Tracy's business license tax also includes a rentals category, so check with the City's Finance Department about whether your rental needs a license.
