Where Stockton rents stand heading into fall 2026, and what it means for rental owners.

Stockton rents have held steady heading into fall, which is good news for owners who price carefully and bad news for anyone hoping the market will cover an overpriced listing. Here is where things stand as of September 2026, and what it means if you own a rental in Stockton.
What Stockton homes are renting for
Across the major rent trackers, most Stockton 2-bedroom rentals are leasing for about $1,600 to $1,750 a month. Three-bedroom homes are running about $2,300 to $2,400, and 4-bedroom homes about $2,850 to $3,000. Zumper puts the citywide median at about $1,600, down roughly 6% from a year ago, while Apartments.com shows apartment rents up about 1% year over year. The takeaway: the market is flat to slightly softer, not rising.
Where the differences are
Neighborhood matters more than the citywide number. Areas like Morada and Brookside command noticeably higher rents than many older parts of the city. Two homes with the same bedroom count can be several hundred dollars apart depending on the street, the school, and the condition of the home.
What this means for owners
In a flat market, pricing is everything. Homes listed $100 to $150 above the comps tend to sit, and every vacant week costs more than a small price cut. We recommend pricing to current comps from day one, presenting the home clean and move-in ready, and responding to inquiries the same day.
A reminder on city rules
Most Stockton rentals are part of the City's Residential Rental Inspection Program, which inspects units at least once every five years on a rotating schedule. Owners with three or more rental units also need a City business license. Many rentals also fall under California's Tenant Protection Act (AB 1482), which caps yearly rent increases at 5% plus inflation, with a 10% maximum.
